Roadway/Utility projects-Review/Consulting Services:

Proposed I-69 from Evansville to Indianapolis: Prepared appraisal problem analysis reports and appraisal reviews for acquisitions related to the I-69 Interstate project. The project included several complex scope issues including agricultural land diminution, excess land issues and total acquisitions.

Purple Line Rapid Bus Transit in Marion County, Indianapolis, IN: Prepared appraisal reports including complex assignments resulting in a diminution in value to the residue property. This included loss in parking, cost to cures and loss of access. 

 

Proposed US 31 bypass in Howard/Tipton County:  Prepared appraisal problem analysis reports and appraisal reviews for acquisitions related to the US 31 by-pass project. The project included several complex scope issues including agricultural land diminution and total acquisitions.

Utility Easement project, Town of Whitestown: Prepared appraisal reviews for easement acquisitions related to the proposed water/sewer line installation. The project included the partial interest acquisition from agricultural and residential type properties.

Proposed US 31 Roadway Improvements Hamilton County:  Prepared appraisal problem analysis reports and appraisal reviews for acquisitions related to the US 31 upgrade from I-465 to SR 38. The project included several complex scope issues including commercial and residential total acquisitions.

SR 252 roadway improvement project, Shelby County: Prepared appraisal reports for acquisitions related to the upgrade to SR 252. The project included several complex scope issues including residential diminution and agricultural related diminution.

 

Mortgage/Equity/Estate related Services:

Appraisal and appraisal review preparation for purchases, equity, estates, litigation and partial interest. Prepared reports following USPAP and FNMA guidelines including form compliance/UAD and lender requirements. Report types included; FNMA 1004, 2055 exterior, 2055 interior, 1004 w/REO addendum, 1025 –multi family, 2000 field review, 2065 FNMA, 2070 market analysis and desk reviews.
