Appraisal:
We have 25 years of experience at providing timely and detailed appraisal and review reports. We have provided reports for all property types and scope of assignment. This includes total and partial acquisitions including residue damages determination and mitigation. 
USPAP defines an appraisal as the act or process of developing an opinion of value.
Consulting:
We have provided consulting services for various agencies and firms including feasibility studies, Appraisal Problem Analysis (APA), Severance Damage Studies and mitigation analysis. Our experience includes overpass feasibility, elevated roadway analysis, setback analysis, uneconomic remnant analysis, parking analysis, access analysis (limited access) and mitigation analysis. These services included full studies to minimal consultation services.
Appraisal Consulting is defined as the act or process of developing an analysis, recommendation, or opinion to solve a problem, where an opinion of value is a component of the analysis leading to the assignment results.
Review:
We have provided appraisal review services from one parcel projects to large multi parcel highway projects. Our experience includes review services from Waiver Valuations (Restricted Reports) to Long Form type reports. This includes the review for total acquisitions to partial takes with residue damages. The review process takes an experienced eminent domain appraiser who understands the state and federal rules and how to properly apply the stringent requirements. Our 20 years of review experience from large INDOT projects to small local projects provides the experience to meet these requirements.  
​Appraisal Review is the act or process of developing an opinion about the quality of another appraiser's work. We have over 25 years of experience completing review assignments for various cities and towns, Indiana Department of Transportation and engineering firms.
We have over 25 years of experience of completing appraisal reviews for financial institutions including FNMA 2000 enhanced field review and desk reviews.
